1 Innovation Drive

Alliance HP came to D2 with a building that was ready for a new chapter. The former office space at 1 Innovation Drive in Plymouth Meeting wasn’t keeping pace with the market, but it had potential. The question was whether it could be reimagined into something more valuable without starting over.

Not every office building is a candidate for industrial conversion, but here, the conditions lined up. A large parking area allowed for smooth truck circulation. Existing window placements made it easy to introduce new dock doors. Inside, the clear heights and column spacing were already working in favor of industrial use.

The building’s shape, often a quiet advantage in flex conversions, supported the transformation. A pre-existing fire suppression system helped streamline the process. With targeted upgrades like new HVAC and dock flexibility—both drive-in and recessed—the space was reimagined to accommodate up to 14 tenants.

What was once an underutilized office building is now a fully modernized industrial facility. A smart conversion that didn’t just repurpose space. It unlocked potential.
