Buttonwood Apartments
The redevelopment of 435 Devon Park Drive transforms a 145,000 SF office park in Wayne, Pennsylvania, into Buttonwood Apartments, a 162-unit residential community. Originally built in the 1980s and composed of eight mostly two-story buildings, the office to residential adaptive reuse project will create studio and one-bedroom apartments averaging approximately 625 SF. The phased office-to-residential conversion repurposes the existing brick buildings and their relatively shallow floor plates to efficiently accommodate residential layouts.
Planned amenities include 9,000 SF of shared space with a fitness center, sauna, golf simulator, lounge, and coworking areas. As part of the redevelopment approvals, an existing parking lot will be converted into a three-acre park, while more than 400 parking spaces will remain across the site. The project introduces attainable workforce housing to the Wayne area while repositioning an underutilized office property for long-term residential use.
