Race Street Labs

D2 partnered with Iron Stone to transform a former hospital into Race Street Labs, a state-of-the-art life sciences hub in Philadelphia. Strategic demolition preserved the building’s history while maximizing reuse potential. An early-stage deep dive into the structure, utilities, and life safety systems streamlined design decisions, accelerating implementation and speed to market.

The lab spaces balance move-in-ready provisions, such as fume hoods and electrical systems, with tenant customization options. The design embraces the building’s industrial character, incorporating exposed concrete and brick with modern branding elements, natural woods, and sleek finishes.

A dedicated first-floor community space fosters collaboration, featuring adaptable zones, flexible conference rooms, a coffee bar, and inviting lounges. Additional amenities, including 24/7 secure access, bike storage, and proximity to major transit, support tenant needs. Race Street Labs’ success has prompted expansion within the building, reinforcing its role as a catalyst for Philadelphia’s growing life sciences industry.
