SHIP Master Plan + Amenity Center

D2 Groups led the master planning for Spring House Innovation Park, a 133-acre life sciences campus, to reimagine its potential. A key part of this transformation is the adaptive reuse of a two-story office building into a vibrant amenity center designed to foster collaboration, wellness, and engagement.

With LEED certification on the horizon, the renovation prioritizes sustainability by incorporating environmentally friendly finishes, low-emitting materials, EV chargers, a pollinator garden, and water use reduction strategies. Large quantities of the existing concrete façade were recycled, while a high-performance HVAC system, energy-efficient lighting, and enhanced indoor air quality measures further support the project’s commitment to sustainability.

The amenity center offers a state-of-the-art fitness facility on the lower level and a lively first floor featuring a welcoming lobby, lounge, full-service café, game area, and bar. The second floor serves as a flexible conference center with a central lounge, coffee station, and adaptable meeting spaces. Designed with an industrial yet colorful aesthetic, the space seamlessly connects to the campus’s outdoor green, bringing new energy to this evolving life sciences hub.
